Terms of Booking

Draft notice: these are sensible default booking terms for a Thai pool villa. Please review with a Thai lawyer before relying on them — figures and policies marked with [brackets] in particular should be set by you.

These terms apply to direct bookings made with Karisma Private Villa Pattaya. Bookings made via an OTA (Agoda, Airbnb, Booking.com, etc.) are subject to that platform's terms and to any house rules we publish on their listing.

1. Quotes and confirmation

The rates shown on this site are guides; a firm price is confirmed in writing only after we receive your enquiry. A reservation is held provisionally for [48] hours from quote, and confirmed once the deposit is received.

2. Deposit and payment

A deposit of [50%] is due at confirmation, with the balance payable [14] days before arrival. Payment is by Thai bank transfer or international wire to the account we provide at confirmation.

3. Cancellation policy

Cancellations more than [30] days before arrival: full refund minus a [฿1,000] administration fee.
Cancellations between [14] and [30] days: deposit retained, balance refunded.
Cancellations less than [14] days: no refund.
Date changes are accommodated where possible, subject to availability and any seasonal rate difference.

4. Check-in and check-out

Check-in: 3:00 PM. Check-out: 11:00 AM. Earlier or later times can sometimes be arranged on request — please ask in advance.

5. Damages and security deposit

A refundable security deposit of [฿5,000] per villa is collected at check-in (cash or card hold). It is returned on departure once the villa has been inspected. Damage beyond fair use is charged at cost.

6. Force majeure

If we are unable to deliver the booking due to circumstances genuinely beyond our control (natural disaster, government order, civil emergency, etc.) we will offer a full refund or a date transfer at our discretion.

7. Governing law

These terms are governed by the laws of the Kingdom of Thailand. Any dispute will be resolved in the courts of Chon Buri Province.
